You don't need to say that you don't own the rights, that's redundant. If the image incorporates a copyright symbol with the image holder, or you put that in the alt, that's fine. You can also put a note in the footer to that effect, but you don't have to say you don't own the rights, everybody knows you don't.

Just make sure that when you use the image, you put something like "Microsoft , the microsoft logo and name are trademarks of The Microsoft Corporation, I do not own any rights for these images" at the bottom of your page. And after all, who'll check ? ;D

you're precise: you should bypass and take an same image, and also you've got the right to apply that image. This one, in spite of the undeniable fact that, belongs to some different person, and they comprehend adequate to submit a copyright be conscious. as a count number of actuality, the knowledge is irrelevant in a courtroom docket. they fairly have copyright in spite of out the knowledge. the knowledge is a courtesy caution. evaluate writing the owner and asking for (written) permission to apply the picture. desire that enables.

If you have permission then it shouldn't be a problem. On the other hand if you don't have permission you can only link to it through URL

because if you link to it like this

then that means you have the image on your computer - which is stealing

Still most of the time you don't need to worry about it as long as you're not making money off the image. It's a risk though.

you could put it in the tooltip/title

Microsoft

Done. I don't know if that was correct HTML but I hope it helps.
